General contract for short-term rental:

We strongly recommend that you carefully read and follow the terms and conditions of the rental, as well as the reservation and payment conditions. Failure to comply with the rules and conditions may result in the loss of your right to rent a property without being released from your obligation to pay to Amethyst Villas, managed by Stodi Tex SD Ltd. The tenant declares that they have read and understood the current terms and conditions of the rental agreement when making a payment to Stodi Tex SD Ltd. These rental terms apply to rental agreements concluded through the website amethystvillas.com and are between the tenant and the owner of the vacation home.

1. Number of guests:
The holiday home must not be occupied by more people than the number indicated at the time of booking and must not exceed the number indicated as maximum capacity on the website.

2. Time of arrival and departure at the holiday home:
Check-in time on the arrival date is from 15:00 to 24:00 local time and check-out time on the departure date is until 10:00 local time. No refunds for late arrival or early departure.

3. Cleaning, towels and bed linen:
Cleaning of the property, change of bed linen and towels is done on a weekly basis. If tenants require additional cleaning of the property, this can be arranged at an additional cost. Towels and bed linen are provided in all villas, including beach and pool towels.

4. Transfers:
A transfer from Burgas Airport can be arranged for an additional fee. Transfers are provided by us or by a third party depending on group size and arrival time. It is the hirer's responsibility to provide complete and accurate flight information so that an appropriate transfer can be arranged by the rental company.

5. Rental prices:
Rental rates are fixed at the time of booking and cannot be increased by the landlord after the booking deposit has been received. Unless otherwise stated, the rental price for the property is in Euros or the equivalent in BGN.

6. Confirmation of your reservation:
Amethyst Villas will confirm your reservation by sending you an email with the name of the property, the exact arrival and departure dates for the selected property, the total rental price, payment information to secure the reservation, the balance due, and the available payment methods. The temporary reservation is valid for 24 hours, during which time Amethyst Villas is not allowed to offer the property and your vacation weeks to other clients. Amethyst Villas is not responsible for spam filters or other issues with your email program that may prevent our emails from being delivered. Upon receipt of the reservation payment, your temporary reservation will be automatically confirmed, and you will receive full details of your stay by email within 24 hours. It is important to check the accuracy of all the information shown in the reservation email. After the expiration of the preliminary reservation period and if Amethyst Villas does not receive confirmation of payment for the reservation, we reserve the right to offer the property to any other potential client without prior notice.

7. Payment of the balance:
The balance of the stay must be paid at least 1 week before your arrival date.

8. Cancellations and changes made by tenants:
If you wish to change any of the rental arrangements, we will do our best to make the changes if notice is received in writing at our office or by email from the group contact person. The following changes can be made without penalty: changing the number of tenants, names, arrival and departure times and extending the stay if possible.

If you wish to change dates and make your stay shorter than agreed or change the property you have booked, we will reserve the right to treat this as a cancellation and charge the relevant cancellation fees. Changes cannot be made within 6 weeks prior to the arrival date and any such change request will be treated as a cancellation of the original booking and will be subject to cancellation charges.

The group contact person can cancel the reservation at any time only in writing. Cancellation is effective from the date we receive your letter or email. If you need to cancel your booking, we will apply the following scale of cancellation fees to the rental amount.

  • More than 42 days before arrival - 100% of the total rental price not recoverable

  • 41 days before the arrival date or later - 100% of the total rental price.

9. Cancellation, changes and additions - made by the owner:
As we plan our rental program months in advance of the start of the season, it is unlikely that the property owner will make changes. In rare cases, there may be circumstances such as serious technical issues in the house that cannot be resolved before your arrival. In such cases, we reserve the right to make changes or, in very rare cases, to cancel your reservation. If we cancel your accommodation reservation or make a significant change, tenants are free to:

- to accept the proposed new accommodation conditions at the same level of housing rental quality and the same rental price without additional fees

- to cancel your booking and receive a full refund of all rental monies paid

10. Responsibilities of tenants:
Upon receiving the property keys, tenants are obligated to care for the property on behalf of the owners, to follow the property rules (please see the property rules below), and to adhere to the public peace policy in Bulgaria. If it seems likely that you will cause a disturbance to others or damage property, we may terminate your vacation arrangements. We will not be obligated to make alternative arrangements for other accommodation, cover any costs you may incur, or refund any amounts.

11. Responsibilities of Owners:

Management services such as housekeeping, pool and garden maintenance, and property repairs are provided by third-party suppliers contracted directly by the owners. It is the tenant's responsibility to promptly inform Amethyst Villas of any malfunction upon discovering it. The tenant is required to allow the owner's representative a reasonable period to repair and/or fix the issue. Amethyst Villas cannot be held responsible if the tenant leaves the property without notifying Amethyst Villas of any malfunction and/or without allowing a reasonable time for the issue to be resolved.

Amethyst Villas is not responsible for changes that do not directly affect the holiday home - such as fishing rights, beach swimming opportunities, road closures, shops, bus stops, restaurants, public facilities etc.

Amethyst Villas and the property owners are not responsible for issues with regional water supply and electricity that are beyond their control, or for the malfunction of any installations/mechanical equipment in the vacation homes, blocked drains and sewage, or the presence of insects or other pests. However, we will make every effort to arrange prompt repairs and provide full assistance in resolving the issue.

Neither Amethyst Villas nor the property owners are responsible for direct or indirect damages, accidents that may occur as a result of the customer's use of the property or the property's pool, including damages and losses from fire, theft or criminal conduct.

12. Bulgarian legal system:

In case of legal claims, the venue is Sofia, Bulgaria.

Information about the property and the area:

Dear customers, the following additional information about the general conditions of the property and the area gives you more details and we strongly recommend that you read everything carefully before booking. You will find a copy of them at the rental property upon arrival.

1. Air conditioner:

All villas are air-conditioned, wall-mounted in bedrooms and living room. When you are outside the property, please make sure you turn off all air conditioners before you leave.

2. Arrival time:

Guests will not normally be allowed to enter the holiday home until 15:00 local time on the date of arrival. If you arrive early, you may be allowed to leave only your luggage while the property is cleaned. Customers will not be allowed to move in until the holiday home is fully prepared for your stay.

3. Cars:

All villas have at least two free parking spaces on their property. If your group has more than two cars, please check in advance the parking options and instructions given by Amethyst Villas.

4. Cleaning:

The properties are cleaned once a week.

If mid-stay cleaning is arranged it will include: cleaning of bathrooms, floors of the property, change of bed linen and bath towels. The kitchen and kitchen appliances will not be cleaned during the mid-stay visit.

Where 'weekly cleaning' is stated this means you will receive a mid-stay cleaning on a two week holiday (on the 7th day of your stay and on the 14th if you book for 3 weeks etc.) but not on a weekly stay because the property is already prepared for your arrival.

On your departure, we expect customers to leave the property in a similar condition as it was found on check-in. Please ensure you do the following:

–  you have washed and put away all the dishes

– you put everything back where you found it

– you have disposed of all rubbish from the property to public disposal points

Additional charges may apply if your property has not been left in an acceptable state of cleanliness.

5. Insects and reptiles:

Our properties are in a rural green area and you may be visited by creatures living nearby. Ants and insects are attracted to food left around, so it's in your best interest to keep your property as clean as possible.

6. Time of departure:

All properties must be vacated by 10:00am on the day of your departure. This is necessary to have time to prepare for the next guests. Where possible we will guarantee your later departure but only after consultation with the on-site villa manager.

7. Gardens:

All villas have gardens with barbecue outside. Garden table and chairs for outdoor dining. Loungers and ottomans may be less than the capacity of the property and they do not always have pillows or mattresses. If there are cushions, please remember to cover them with pool or beach towels when in use. A gardener will visit your property once a week - please allow them access as this benefits you and future guests.

8. Gas for barbecues:

If your gas bottle is empty, please notify the villa manager and it will be replaced with a full one.

9. Hazards:

Where possible, any potential hazards will be indicated in the description or on the property. It is understood that where such an indication or warning is given, it is your responsibility to exercise all due care and attention to all members of your party.

10. Heating:

All villas are equipped with air conditioners, which have the option of heating when necessary.

11. Help:

If you encounter any problems with your holiday property, you should first contact the villa manager.

12. Dining Chairs:

A high chair can be provided free of charge at the property. Please notify Amethyst Villas in advance if you wish to use one. Tenants accept these at their own risk as they may not meet your national safety standards.

13. Insurance:

We strongly recommend that you take out personal travel insurance and you should ensure that all members of your party are covered for any accidental damage or personal liability during your stay. We strongly recommend that you have both personal and car breakdown insurance if you are taking your own vehicle.

14. Keychains:

All villas are equipped with individual check-in boxes where you will find your keys. This gives you the flexibility to check in at any time after the official arrival time of 15:00. A code for the safe will be given to you before arrival.

15. Number of visitors:

It is important that you let us know your exact number - divided by adults, children (2 - 12 years) and infants (under 2 years) - before your arrival. If you do not do this, the property will not be properly prepared for your stay. We reserve the right to refuse admission if more people than recommended occupy the property. It is strictly forbidden to park caravans in the garden to increase the number above the maximum allowed.

16. Pets:

Pets are allowed after written confirmation from the owners of the villa.

17. Confidentiality:

Some properties are in villa areas and border neighbors. Therefore, it is not possible to guarantee absolute privacy in your accommodation at all times. You should also consider the public policy in the country not to disturb your neighbors with noisy activities.

18. Garbage:

You will need to take your rubbish every other day to a nearby collection point. It is required not only to reduce the risk of unpleasant odors, but also to eliminate the risk of insect infestation. Please remember to pick up your trash on your departure date.

19. Safety:

We make every effort to ensure your property is safe, but you must take responsibility for your own safety and the safety of all your guests while on vacation. The pools are 140 cm deep. Private pools are never large or deep enough for diving. On the property, inform children about hazards such as balconies, open stairs, hidden steps, etc. Never allow children to climb on balcony railings or walls, and keep windows and doors leading to balconies closed when not in use. Please maintain the same level of security as you would at home – always lock doors and windows, and keep the front door locked when you are inside the house or by the pool.

20. Swimming pools:

It is important to familiarize yourself and your guests with the swimming pool before using it. Diving is strictly prohibited in all pools at our private villas, as the pools are rarely large or deep enough. Swimming pools are carefully maintained by a pool company (or property representatives) once a week. Please check with your property manager upon arrival to confirm the scheduled maintenance days. Guests are encouraged to use nets to clean the pool in the meantime. Although properly maintained, certain weather conditions (heavy rain, storms, etc.) can affect the pool’s balance and cause cloudiness. If this happens, please inform the property manager immediately, and adjustments will be made, though sometimes it takes a while for the water to become clear again. This is beyond anyone’s control, and no compensation will be provided. Please note that due to the country’s specific climate, pools are open from mid-April to the end of September. The pool may not be operational during the low or off-season months.

21. Televisions:

All villas are equipped with 55 inch TVs in the living room and additional 40 inch TVs in all bedrooms. Cable TV is provided, but this may not mean that all the channels you are used to are available. Please don't expect the full digital range.

22. Washing machines and dishwashers:

Please follow the instructions for their use when available. You may be liable for damages caused by improper use of such appliances. Appropriate preparations for the use of these appliances will be available on arrival. In case you need more, you can buy from local stores.

23. Toilets:
You should not flush anything into the toilet. Please dispose of used toilet paper and others in the bins. Clogs are very inconvenient and expensive to clean. You may be charged if a specialist needs to be called as this will not be considered accidental damage.

Short property rules:

The gardener and pool maintenance visit each property once a week on a schedule.

The property is cleaned; bed linen and bath towels are provided at the beginning of the stay. For bookings longer than 8 days, cleaning will be arranged during the stay. You will be informed about the time range of the cleaning.

For sanitary reasons, we recommend that you dispose of the garbage collected in the house every second day in the public containers. Please ask the manager for the nearest one to the holiday home.

Reduce your "carbon footprint". Please make sure all air conditioners are turned off while you are not in the house.

Please do not take items out of the cottage and remember that you are responsible for damaged or lost goods, damage to the property or damage to anything else connected to the property. Guests are responsible for the actions of other people, including guests or visitors you may have, in the house. Please note that moving the furniture from room to room can cause damage and is strongly advised not to do.

Faults discovered during your holiday should be reported to your property manager as soon as possible. You will have the full support of your manager to fix these faults as soon as possible.

We offer 24-hour assistance to our guests, but please use the 24-hour line between 22:00 and 07:00 in case of emergency only.

Please keep the property tidy during your holiday and ensure that at the end of your holiday you leave the home in a similar condition as it was found.

Smoking is allowed in the outdoor areas - balconies, garden, around the pool, etc.

Please note that you must be extremely careful with the glass around the pool. In the event that glass is broken in or around the pool, this must be reported to the villa manager so that measures can be taken for everyone's safety.

Please keep in mind the public order and peace policy in Bulgaria - during the hours 14:00 - 16:00 and 22:00 -08:00 any gatherings or noisy activities may not be tolerated by your neighbors. During these hours, anyone concerned about noisy entertainment is free to call the local police for assistance.

Please note that the holiday home is only at your disposal until 10:00 on the day of your departure. Late check-out is only possible in the absence of guests arriving on the same day and after written confirmation from Villas Amethyst.
